These are guide rates, not final prices. Every roof is different, and the honest answer to 'what will my roof cost?' always comes from a site visit and a measured, itemised quote. But guide rates let you budget realistically before you get that far — and they give you a benchmark for judging other quotes.

What Drives the Price of a Thatch Roof

Size is the obvious driver, but not a linear one. Small roofs carry proportionally more setup cost per square metre, while very large roofs — lodges, venues, estate homes — benefit from scale. This is why a per-square-metre rate is a guide rather than a fixed price.

It assumes an existing timber structure ready to thatch.

To put the rate in context: a typical double garage-sized lapa roof of around 50 square metres comes to roughly R37,500 for the thatching itself, while a medium family home with 250 square metres of roof area is in the region of R187,500. The timber structure — poles, trusses, lattice — is priced separately for new builds, which is why lapa construction and full structures are quoted per project rather than per square metre.

Be careful when comparing quotes: some contractors quote a lower rate that excludes fire treatment, ridge work, or even the reed grade you were shown. An itemised quote should state exactly what is included, the material being used, and whether compliance certificates are supplied.

Re-Thatching: What R450/m² Buys

Re-thatching at R450 per square metre covers stripping the old thatch, inspecting the underlying timber, applying fresh premium reed at full density, rebuilding the ridge, and fire retardant treatment. It costs less than a new roof because the structure already exists — the rate is for restoring the thatch system itself.

The decision that matters most here is whether you need a full re-thatch at all. If the body of the roof is still thick and only the ridge or a valley has worn, a targeted repair at a fraction of the cost buys you years. If the reed layer has thinned to the point where you can see the lattice from inside, repeated patching becomes false economy and a re-thatch is the better spend. A thatch roof's total cost of ownership is the installation plus a predictable maintenance rhythm.
